Tazewell Self-Help Program

The Clinch-Powell Home Team is proud to announce the start of the Tazwell Self-Help Housing Program. The program will allow modest-income families to save tens of thousands of dollars in the building of a new home. Several families will work in groups to build their new homes.

The benefits

Participants in the program will save money on the cost of the house by providing labor on excavating, laying the foundation and footers, framing, roofing, installing windows and doors, drywall, painting, installing hardware, gutters and landscaping. Participants do not need to have any experience in construction. All work will be supervised by a licensed construction manager. Through the saved labor costs and other incentives, such as a discount on the cost of the lot, participants will save as much as $30,000 on their home. This means a new $110,000 home will cost $80,000! That is less than most exisiting homes.

But the savings on the new home is only one reason to participate in the program. Program participants will gain useful construction experience, form bonds with their neighbors, and have the pride of knowing that they helped to build their own home.

Requirements

To qualify for the program a family must meet the following requirements

1.) Income: potential families must qualify as low-income based on USDA Rural Housing Services limits, as defined below. Income includes salaries, public assistance, child support, food stamps and possibly other re-occuring monthly payments.

1 person- $24,350

4 people- $34,800

7 people- $43,150

2 people- $27,850

5 people- $37,600

 

3 people- $31,300

6 people- $40,350

 

2.)Credit: Self-help applicants must qualify for a loan in order to participate in the program. Bankrupcies, Judgements and Forclosures that are less than 3 years old may prevent an individual from participating. Other items that may disqualify a person are excessive collections and a large amount of debt past due. For exact credit requirements, please contact Chris or Stephanie at 800-814-6355.

3.) Income to pay back the loan: While the loans used for this program will be geared towards modest-income families with limited income, participants must be able to pay on a mortgage.

Construction Process

Paticipants will provide 15-20 hours a week in labor to help build the home. This will last most of the construction period, which should be 3-4 months.
